A niche, freehold condominium development in the Telok Kurau area in District 15, Rymden 77, will be launched for sale on April 19. The 31-unit project marks the debut of Q Development, the property development arm of construction firm Quek Hock Seng Construction.

Located at 77 Lorong H Telok Kurau, the project is designed specifically for young families who desire the District 15 address, given its proximity to schools from pre-school to tertiary levels, within a 1-3 km radius. They include Odyssey The Global Preschool and Pat’s Schoolhouse; Tao Nan School and CHIJ (Katong) Primary School; as well as Haig Girls’ School, St Patrick’s School and Victoria Junior College. There are also international schools nearby, including Canadian International School and Global Indian International School.

Inspired by the Swedish word for “space” or “universe”, Rymden 77 offers flexible and functional spaces for growing families to live, work, study and play in.

Appeal to families, owner-occupiers and astute investors

With an emphasis on space and functionality, key characteristics of Scandinavian design and living, the developer has done away with compact one-bedroom units. Instead, all 31 units in the development are a mix of two-, three- and four-bedroom units with bigger-than-average sizes. All units also come with a generously sized balcony that can comfortably fit a table set with four chairs and a balcony garden, so your living area extends seamlessly into the outdoors, letting in ample light and air.

Typical 2-bedroom-plus-study apartments on the first to fourth floors measure 904 sq ft. Out of 10 such units, only two loft-style units are 1,313 sq ft that offer 5.1m ceiling height. Owners have the option of adding a mezzanine level to get the most out of the available living space.

Half of the units in the development (16 units) are 3-bedroom apartments. These range from the typical 980 sq ft units; to 3-bedroom-plus-utility at 1,130 and 1,152 sq ft; to 3-bedroom-dual-key units at 1,119 and 1,141 sq ft. There are two 3-bedroom units with high ceiling that offer loft-style living at 1,475 sq ft and 1,539 sq ft. For those looking for penthouse units, there are two 4-bedroom penthouse units in the development of 1,948 sq ft each, of which one has a dual-key layout.

The 3- and 4-bedroom dual-key units are ideal for multi-generational families, as well as those who want to live in one of the units and rent out the other.

According to David Quek, project director of Q Development, the design for the units at Rymden 77 was conceived during the Covid-19 “circuit-breaker” last year when work from home (WFH) became mainstream.

“When you have a household where the parents are working from home, and children are doing home-based learning at the same time, you need more than one study area, especially if you have more than one person on a Zoom call at the same time,” he explains. “That’s why we have created flexible space to allow for a second study area if needed, even for a two-bedroom unit.”

Each study area, here termed as “live-work” space, can also be physically segregated into a room where focused work or calls can be done in peace and quiet.

Hence, the developer believes the units at Rymden 77 will appeal to owner-occupiers, especially families with children of school-going age. Investors can also look forward to a pool of expatriates with school-going children as the location of the project, being close to international schools, will also be attractive to them.

Quek also highlights that the development is a deliberate departure from those in the Telok Kurau and East Coast area, which tend to have predominantly compact apartments. This, he argues, is what sets this limited-edition development apart from others in the area.

In terms of facilities, Rymden 77 boasts an impressive 25m-long pool, a sizeable children’s wading pool, a jacuzzi, an indoor gym, a split-level children’s playground, and a well-fitted out barbecue pavilion with everything you need to enjoy a relaxing cookout by the pool.

Accessible location

The location is ideal, enjoying excellent connectivity to transport links and hubs. Besides being close to many schools, the condo is just an eight-minute walk to Kembangan MRT Station on the East-West Line. Paya Lebar Quarter (PLQ) and the Paya Lebar MRT Interchange Station for the East-West Line and Circle Line are just two stops from Kembangan MRT Station. The future Marine Terrace MRT Station along the Thomson-East Coast Line, which is slated to be operational in 2023, is just a five-minute drive away.

The development appeals to families as it is within a five-minute stroll from Telok Kurau Park and the Siglap Park Connector.

There is a wide array of eateries within a two- to 10-minute drive from Rymden 77, such as Bruno’s Bistro, Penny University, Beach Road Prawn Noodles and East Coast Food Village. Shopping malls such as Siglap Centre, Parkway Parade shopping centre, PLQ Mall and Bedok Mall are within a seven- to nine-minute driving distance, while Changi Airport and the CBD are a mere 15 minutes away by car.

“In terms of location, it’s very accessible,” notes Quek. And that was one of the main reasons his company decided to purchase the site. The 24,050 sq ft site is the result of the amalgamation of three bungalow sites at 75, 77 and 79 Lorong H Telok Kurau, which Q Development purchased collectively for $37.89 million in July 2018.

The design architect for Rymden 77 is Huay Architects, the same architect for mixed-use developments such as Kensington Square at Jalan Lokam and East Village at Upper Changi Road.

Q Development has decided to price Rymden 77 competitively with 2-bedroom units starting from $1.6 million; and 4-bedroom penthouses at up to $3.03 million.

Rymden 77 is slated to receive TOP (temporary occupation permit) in December 2022.
